RothbergDubrow Group is proud to have secured 2,122 square feet of creative office space for The Heads of State, a graphic design company, at 448 N. 10th Street.
THE SEARCH
RothbergDubrow was tasked to identify creative space that would accommodate The Heads of State’s growing team as well as their desire for nearby neighborhood amenities that would align with the company’s culture. The firm expressed interest in a space that would offer exposed ceilings and brick, good natural light, and a functional, open layout. RothbergDubrow worked with The Heads of State to explore sites in all of the creative neighborhoods east of Broad including Old City, Northern Liberties, Fishtown, and Spring Arts.
THE DISCOVERY
Originally a former warehouse, and home to the Haverford Cycle Company in the early 1900’s, 448 N 10th is viewed as a case study of the transformation of Philadelphia and the Spring Arts Neighborhood from industrial powerhouse to commercial metropolis. Far removed from warehouse space, 448 N 10th has been repurposed into a multi-tenant creative office and makerspace.
THE AREA
With their new location, The Heads of State will be surrounded by a plethora of places to eat and drink, prime entertainment including Bufad Pizza, Prohibition Taproom, The Trestle Inn, Union Transfer and the PHS Popup Beer Garden, and have a direct shot into center city via the Market-Frankford Line. The design company also benefits from the anticipated creation of the Viaduct Rail Park, an elevated green space complete with “walking paths, lighting, seating, beautiful landscaping and swinging benches”. Finally, the Spring Arts District contains a revolving outdoor gallery that has attracted a diverse group of artists, and will be sure to keep the branding company’s creative juices flowing!
